Credit Repair Minnesota

I want to buy a house without a down payment, but they need additional money from the loan to make it habitable?
I am a single mother in Minnesota, with a stable full time job but poor credit (thanks to the former house) The only one in my area I can afford all the needs of new flooring, painting and repairs of plasterboard. How can I get a loan for 10K more than the purchase price so I can arrange to live? FYI: This is a duplex and evaluated TAX $ 160K. Others in the neighborhood (not) selling for $ 160-170, but this is so dirty and vandalism inside list of $ 143K "as is". Simply I thought if I could get the unit of $ 125K and $ 10K to make it, be ready! A loan payment would be $ 165 ($ 150 with stupid Association fees) of $ 1400 – can not do that, but now I'm paying $ 1000/mo RENT! So the loan of $ 140-ish is easily achievable and would be doing repairs myself, but the entire house needs new floor …
You will have to now if the house will appraise for more. Say 80k but want to evaluate the 90k. Ask 90k and 10k back offer to the seller at closing. This is really the only way to get that money.
Dont be fooled by the “Pay Plan” for credit repair or restoration, especially in Minnesota
